This is my
custom spreadsheet of
San Juan Island MLS data that I’ve created to keep track of
sales by price range. This simple spreadsheet, reflecting the last
three years of sales, will give you a good market
“snapshot”, and show you
how the
national real estate
downturn has rippled through
our market.
The downturn came later for us than much of the nation, so we saw a
big drop in volume of sales in 2008; then volume recovered a bit in
2009 due to a dramatic drop in prices. While our numbers are so
small it’s often difficult to use the typical statistics to describe
our current market, our median
price dropped by 20% from 2008 to 2009, and
average sale price dropped by 27%
during the same time period. Median/Average days on market to
achieve a sale was 5/7 months in 2008 compared to 5.5/6.8 in 2009.
